Record low numbers of homes to rent in Dublin. What can you do?

Are you moving to Dublin? Do you need to find a home to rent in Dublin?

It’s a challenging market for any person out there wanting to rent a home. Right now, in Jan 2022, there are less than one thousand homes (houses and apartments combined total) to rent in Dublin. This is approx. 51% less properties than were available in Jan ‘21.*

When clients come to me, they’re usually completely frustrated. They have their email searches set up on DAFT.ie, they’re sending emails enquiries and phoning agents but in most cases they are hearing absolutely nothing back.

In most cases agents aren’t replying to people, simply because they’re overwhelmed by the sheer number of enquiries.

So what can you do that’s different, that will get you out of this totally exhausting and fruitless loop.

Here are your options:

  • Employ me to find you a property to rent. Read here about my fees.

  • If you can’t afford me ( and I acknowledge mine is a luxury service) then here’s my advice.

  • When you reply to the property advert on DAFT.ie. make sure you give a bit of detail about yourself eg.

    “ Hi there, I’d like to view this property. I’m a senior civil servant, I will be the sole resident in the property and I have proof of my income and an excellent reference and contact number for my current landlord available to send to you. I’m ready to sign a lease straight away and move in within the month. ”

  • This immediately will put you ahead of many other would be tenants who simply reply “Hi, is this property still available? I’d like to view it please”.

  • Remember the agent’s job is to get the property rented in the shortest time to the tenant who is going to pay rent promptly, take great care of the property and be a pleasure to deal with.

  • If you show yourself to be organised, professional and pleasant to deal with, you will give yourself a huge advantage over other hopeful tenants replying to the same advert.

    So, if you haven’t already, get your paperwork together and put a lot more detail in your replies to DAFT.ie adverts.
