Renegotiation as a buyer when your vendor is in a chain

Today I'm talking about one of my clients for whom I acted as a full buyer's agent.

My client lives abroad and wants to buy a small property for his own use when he returns to Dublin.

We went sale agreed at c.€305,0000 just before Christmas. All pre-contract enquiries and survey are done. My client was due to sign on the day that Leo announced school closures.

Having debated the ins and outs of pulling out of the purchase, my client and I agreed it was a solid buy and even if it lost value immediately post purchase, it's long term prospects were good.

We offered a €13,0000 discount on the purchase price, arriving at this figure based on gut feeling and low level of actual price. The vendor was buying a property themselves and in turn negotiated a discount on the purchase price of the house they were buying.

All parties wanted the deal to go ahead and so everyone gave a little. It worked out for everyone.
