Unsure about moving?

You're not alone. In the last ten days I've had three separate clients who were on the fence about selling their home to buy another.

If you're in this position, I suggest you do three things.

1.Get your home ready for sale anyway!

Honestly, there isn't any downside to this plan. If you don't go ahead to sell, you’ll have a lovely rejuvenated home. So I propose you

- declutter flat surfaces, wardrobes and presses.

- paint some or all rooms as needed.

- freshen up your front garden with new bedding plants, lawn and hedge trims.

And.....possibly most important of all, it goes without saying that as you clear all your clutter, your thinking is likely to become clearer too.

2. Get more facts into the equation.

Are you missing key bits of information that could help you make this decision eg.

- What will your current house sell for ? Arrange to have three estate agents out to value your home in three months time. This will give you a deadline to get your house looking it's best. Again, this is a no lose situation, agents don't charge for coming out to value your home for sale and you'll get some feedback on what your house is worth and how long it’s likely to take to sell.

-Do the sums add up? If you were to sell your house today, based on the prices the agents tell you, could you buy a home that would make it worth your while moving? Do the figures stack up?

-What would make it worth the effort? Can you identify at least one or two key ways your day to day life would be improved by a move.

3.Give yourself a time frame…..and a break!

If you’re like my clients, you’re probably giving yourself grief for being indecisive. This really won’t help you. You have a lot of momentum running in your current home so it’s not surprising that it’s taking you time to consider leaving it. However indecision can be draining. Don't let things drag on. My suggestion is that you give yourself a period of 3 to 6 months to decide whether to sell or to stay. However make sure you use this time to declutter and to put more hard information into the equation.

So in a nutshell. Stop mulling, put a decision date in your calendar and take action!
